Building warranty claims, what a waste of time they can be, we started a warranty claim on our 3 month old property after the developers refused to complete all outstanding issues.
 
I will be putting together all details of the mess and lies and the way we have been treated, along with the expenses incurred to date and finally the outcome of having to auction off our house because Zurich Insurance didn’t do the job that they should have done in the first place.
They themselves set on KeeBee Project Management company to resolve the outstanding issues to our house and instead we got the worst possible treatment anyone could ever imagine right up to the point where we now have Health & Safety issues with the property. We are now having to move out of a dream house that Zurich Insurance turned into a nightmare, as their slogan says, Zurich “Because changes happen” how right they are, well they certainly changed our lives, 5 years of hell, out of pocket expenses proving that there are problems with the property after their own surveyors confirmed all was ok. I would have thought that an insurance company of their prestige would employee competent surveyors.
We are waiting for a conclusion of this total mess
 
This web site is still under construction due to the insurance company changing the possible outcome on our property, one minute they are going to auction the property, but after their own agent had given them a true value of the property this has again been put on hold.
 
The insurance company were hoping to get considerably more at auction for our property than they assumed, they were given a low figure because of all the remedial work that now had to be done.
The reason why so much works requires doing is because of the incompetence of the insurance company, their management company and their surveyors. We were never assigned a project manger to oversee what was going on, unprofessional people were allowed to work on our property causing even more damage then we had in the first place. We will shortly be putting all reports on this web site including the last one that gives a true picture of the property, and its present condition. We again are having to live with this property whilst the insurance company gets their act in order, we were told that this property would go to auction at the earliest possible date, thus saving even more stress but again more lies as the date will pass with nothing happening, the next auction date is going to be in February next year this will be 5 months after the last promise of getting everything sorted and for ourselves to move on.
Even if the property is sold at auction, again there is no guarantee that our house will sell, it is going to take a number of weeks or even months to find an alternative property so as we can move on away from this fiasco.
 
House purchased March 22nd 2002
 
We informed the builders Hazelwood PLC on the day before completion that the property was not finished and how could we complete for the 22nd, we were informed that the property would be complete and that if we didn’t complete on the 22nd the house would be put back on the market and we would lose our deposit and be liable for all their cost.
 
The house completed on the 22nd March 2002 low and behold nothing had been finished, we were due to fly out on a holiday on the 22nd March for 3 weeks so we again asked the builders if the works would be completed by the time we came back, again we were assured there would not be a problem and all would be ok.
 
On our return from the holiday we went to the house to find none of the snagging had been finished and to be told from the site manager he was under instructions not to set foot in the house as it had been sold and there was no longer a problem.
Over the course of the following 6 months we wrote letters, emails and made numerous phone calls to the builders and still to no conclusion.
 
17th September 2002 Zurich finally get involved
Phoned Zurich Warranty claims and asked their advice, we were told we have to give the developers Hazelwood 4 weeks to respond to our letter of complaint, to which we gave them 5 weeks. Phoned Zurich again only to be told we have to give them another 4 weeks, again we did this and again nothing, spoke to Zurich again who in turn said they would write to the developers on our behalf. We waited another 4 weeks only to find that Zurich would again give them another 4 weeks before they would get involved. This went on until March 2003 when Zurich finally said they would ask their own structural engineer to inspect the property.
I will be updating this site as soon as possible with regard to all the problems we have encountered within the last six years with reference to Zurich Insurance.
